Property SpecificsLOCATION: The property is situated in a \'tucked away\', popular location close to the town centre. Known as the "Gateway to the Moors", Bovey Tracey offers a comprehensive range of shops and amenities including a health centre, library, primary school, inns and churches. The town also benefits from good sporting facilities, including a swimming pool and a sports field/ tennis courts. The A38 dual carriageway, linking Exeter and Plymouth to the M5 motorway is within two miles of the town and there are mainline railway stations at Newton Abbot and Exeter. The open spaces of Dartmoor lie just to the west of the town and the South Devon beaches are mostly within 30 mins driving distance.
STEP INSIDE: The front door leads into the generous sized hallway and the character wooden floor is the first of many beautiful traditional features this property has to offer. From here the hallway leads off to all rooms, including a downstairs cloakroom with shower and W/C. There are two double bedrooms on the ground floor, one with an en-suite shower room and a lovely feature fireplace. The other bedroom has views overlooking the garden, also with a feature fireplace, wash basin and access straight out to the garden.
The living room has a gas fire with surround and doors out to the garden with stunning views across to the Dartmoor countryside and beyond. The dining room includes another feature fireplace and leads into the conservatory with access out to the garden. The kitchen includes an electric eye level oven, gas hob with extractor as well as providing plenty of cupboards and worktop space. It also functions as a breakfast room and still provides enough space for appliances. The utility room houses the wall mounted boiler and appliances such as washing machine and dryer, as well as a handy boot room and back door for access to both of the garages.
The stairs rise to a generous first floor landing. There are two double bedrooms both with stunning, far reaching countryside views.
Also a large and practical laundry cupboard and eaves storage. The spacious, family bathroom has a bath and separate shower cubicle. All first floor rooms are decorated with swiss style wooden panelling on the walls and ceiling.
STEP OUTSIDE: This special home stands in the grounds of a good sized plot. The property has off road parking as well as two garages, both with power and light connected, one with an electric up and over door. There is an outside water tap.
A wooden gate takes you along a gravelled pathway to the front door leading around the side of the house to the garage and following round to the rear of the property. The rear garden is mostly laid to lawn, sloping gently, with mature shrubs, hedges and flower beds borders. A variety of seating areas have been well designed and positioned to enjoy the ambiance and beautiful views this home has to offer.

OWNERS INSIGHT: \' We have owned this home for over 40 years. It has been a joy to live here and we have brought up our children and now the grandchildren love it too. We watch the weather coming in across the dramatic skyline and the views across to Haytor are just stunning. We love the peace and quiet this home has provided for us over the years and equally it is still close enough to town that we don\'t have to get in the car every time we want to pop into the town centre. We have very friendly neighbours and sense of community, helping each other when needed. We will certainly miss it here but it is time for us to move on and let another family to be as happy here, as we have been.\'
