This pretty 3 bedroom semi detached house is compact and energy efficient. It was built by a local developer in 1965. The owners have added a new roof felt, new roof and lead flashing on utility room, re-lined drains (South West Water is now responsible for these), high grade cavity wall insulation, new gas central heating system in 2014, induction hob and fan oven and new front door with side panels. There is scope to install a 4 kW wood burner (ask for details) and room for a side extension (may be subject to planning). The house benefits from an elevated position and faces West. STEP INSIDE From the front, the ground floor is approached via steps. There is a more level entrance from the side. The entrance hall has a large radiator and an under-stairs cupboard with light and shelves. The new wall thermostat has been positioned in the hall for maximum efficiency.
Multi paned glass doors from the hall lead to the through lounge and the kitchen. To the west, the through lounge has views over open countryside towards Dartmoor and Haldon Moor. There are two radiators, both on inside walls. There is an 80% wool carpet with wool underlay (this should be periodically sprinkled with lavender oil to discourage moths), which provides effective insulation from cold air under the floor. The wood burner vent is at present covered by carpet. The chimney breast houses a builders chimney with steel liner (check for soundness) and there is a slate hearth and shelf over. There is a plug-in backup flame effect electric fire.
The fitted kitchen has white units and a recent 13A induction hob and fan oven. The extractor fan vents to the outside. The Worcester Bosch boiler is hung from the back wall. There is a 1 ½ basin sink with swan neck mixer tap and the window overlooks the rear garden.
From the kitchen there is a lockable door leading to the utility room. This contains a cubicle with WC and hand basin, a low wattage heater (which has never been used) for use in case of frost, and a double wall socket. The utility room itself has plumbing for a washing machine, a vent for a tumble dryer, smart meters, and a double wall socket. It has doors to the side entrance and the back garden.
Stairs from the hall lead to the first floor landing. The bathroom has a white suite comprising bath with Mira electric shower over, pedestal wash hand basin, recent towel radiator, low rise WC and window to the rear. The rear double bedroom has a capacious sliding door cupboard (the owners can remove this) and a radiator. The front double bedroom has a radiator and a small airing cupboard housing the central heating components and (recently replaced) immersion heater; and the single bedroom with radiator is at the front of the house.
The house may also be approached via the side entrance which is more or less level with the house and leads to the side door into the utility room.

Location
Teignmouth is a popular seaside resort on a stretch of red sandstone along the South Devon Coast. It is a coastal town that has a historic port and working harbour, with a Victorian Pier and Promenade. The railway, designed by I K Brunel and featuring his historic sea wall and footbridge and bold civil engineering, was completed in 1851 and is part of the mainline between London and Penzance. Teignmouth station is 1.2 miles from the property (shorter by foot/bicycle). There are sandy sea and river beaches excellent for sailing and water sports with two sailing clubs and a diving school.
