INTRODUCTION Mill Creek Cottage is a fabulous character family home situated in one of Dittisham's finest roads. Coming to the market for the first time in over thirty years this lovely home enjoys enviable views over the River Dart from its beautifully landscaped gardens of over half an acre.

The accommodation is extremely capacious and hugely deceptive from its looks from the outside. Accommodation is traditionally arranged over two floors with four reception rooms, four bedrooms and a wonderful bespoke kitchen / breakfast room to mention but a few of the rooms. This Grade II listed home offers a wealth of charm with features throughout the property including stone fireplaces and beamed ceilings.

From the property there is a large expanse of beautifully manicured garden with established trees and shrubs providing a profusion of colour. The garden gently slopes up and away from the house thus providing River Dart views. Set within the grounds is a detached fully converted two storey barn, finished to a high standard inside providing ancillary accommodation to the house. The reverse living affords more stunning views from the upstairs bedroom and the balcony leading from it. To the side of the Cottage is a large tandem garage which can fit up to two cars. There is useful storage above the garage with a separate door from the back accessing it. This provides very handy storage with power and lighting, or an opportunity for a workshop or hobby room.

If character, versatility of accommodation, beautiful landscaped gardens and River Dart views are what you are looking for then Mill Creek Cottage really does 'tick all the boxes'. Get in touch to discuss further and arrange your viewing as this one will go quickly.

STEP INSIDE Mill Creek Cottage is certainly a deceptively large home with its appearance belying its true size inside. On entering the house you are struck by the age and charm of this lovely cottage. From the entrance porch, there is a long hallway with the main reception rooms radiating off it, as well as a large storage room which at one point in history was the bread oven for the village. The principle rooms are the sitting room and dining room separated by pine doors thus offering one long 'open plan' room should one wish. The dual aspect dining room has a beamed ceiling and is a spacious and welcoming entertaining room. The study room which looks out to the front of the house has a wood burner and a beamed ceiling. There is also a useful fourth reception room with pleasant views to the garden. This room could suit a variety of uses and would provide a second study area or children's play room. The sitting room is a cosy room in the centre of the cottage with a wood burner. From the sitting room, two steps lead up to the kitchen. This is a wonderful room with stone walls, beamed ceilings, a tiled floor and Aga, which also provides the hot water to the house throughout. There is a comprehensive range of bespoke base level and wall mounted units with an abundance of shelving, cupboards, drawers and storage. There is also a door heading out to the garden and access to a useful utility room.

First floor accommodation offers four bedrooms and two bathrooms. The 'stand out' room is the light and spacious master bedroom with its views to the garden and tree lined river nearby. This room offers en suite facilities which comprise a dressing room, shower, separate wc, wash basin and sauna. The family bathroom is a fully tiled modern white four piece suite with a bath and separate shower cubicle.

Situated within the grounds is a detached two storey stone barn conversion. The barn has been converted to a high standard and provides comfortable, reverse level living with breathtaking views from the first floor level and balcony in particular - accessed by an oak staircase. The barn, which has been beautifully decorated has its own bathroom and kitchen, as well as wood burner making it a comfortable self-contained unit. Above the garaging is a large garden room, workshop or hobby room with lighting and power points.

STEP OUTSIDE Mill Creek Cottage is truly a gardener's delight. Occupying over half an acre of grounds there are colourful, established trees and shrubs interspersed with seating areas, and a quaint summer house affording some of the finest river views you will see. There are two al fresco dining areas, one to the side of the main house next to the kitchen, and the other to the rear of the barn, with the latter enjoying open views. There is a beautifully tended pond with a bridge over it and seating deck next to it offering fine views down to the river. There is also a garden shed and aforementioned storage above the garage to suit one's requirements. To the side of the house is private off road parking for a single vehicle. This in turn leads to a large 'tandem garage' offering ample parking for up to two cars.

LOCATION Dittisham is an attractive, picture postcard village set on the banks of the scenic River Dart. This beautiful South Hams village is situated on the west bank of the River Dart, some two miles upstream of Dartmouth. The Greenaway Ferry carries pedestrians across the river from the village to Greenway Quay, adjacent to the Greenway Estate once owned by the author Agatha Christie.

Within the village, there is a post office store and two well regarded Public Houses. Dartmouth, which is 6 miles away (by car), offers a comprehensive range of shops, facilities and amenities. There are a variety of superstores here which include Marks & Spenser and Sainsburys, both of which provide parking outside.

DIRECTIONS TQ6 0HY. From the A3122 Dartmouth Road turn off at the Hemborough Post junction (near The Sportsmans Arms) onto the road signposted Dittisham. Continue along this road for approximately 2.7 miles into Dittisham. Proceed straight on at the first junction and from the turning bay in Higher Street head down onto Lower Street. Mill Creek Cottage is the first property on the right hand side.
