AGENTS COMMENTS We are delighted to have been asked to market this beautiful family home. Built by the owners in 2005, the property has been completed to a very high standard and has continued to be maintained and improved upon through the years. It is a timber frame house so it's very warm and energy efficient. The property offers spacious accommodation, with the bonus of a large balcony and garden to thoroughly enjoy the surrounding views.
SELLERS INSIGHT We are selling our lovely family home which we lived happily in for 17 years. In 2005 when the house was built, we were able to have some input into the internal layout and decided to install a floating, spiral staircase, which is a captivating centre piece, throughout the house. Due to this feature, we were able to create a more spacious entrance hall and family bathroom and four really good size double bedrooms. This also made efficient use of the loft space, creating a double room, with hall and en-suite. The bathroom has recently been remodelled and Altro flooring was used, making it into more of a wet room. We have also installed luxurious built in storage in three of the bedrooms and re-decked the enclosed back garden, fitting a glass and steel handrail, which allows fantastic views across Teignmouth. On firework night and New Year’s Eve, you will benefit from a fantastic view of all the local fireworks from the balcony. We raised our three children here and our eldest is now 17. They attended a local primary school and we spent many school holidays using the fantastic amenities Teignmouth has to offer. We very much hope that whoever buys this house, will be as happy here as we were.
STEP INSIDE As soon as you go inside, you'll be impressed with the spacious feel and the bespoke wooden curved staircase. Effects of this design can be seen throughout the property with many of the rooms incorporating the curved walls and the occasional glass brick detail. The layout is spread over four floors and works extremely well for a family.
The front entrance level offers a hallway, study, WC and a living room with access to the large balcony/terrace.
On the first floor there are three double bedrooms. The principle suite benefits from dressing room and an ensuite shower room. The other two bedrooms have built in wardrobes and the use of the family bathroom. The bathroom has been finished as a wet room with shower cubicle and large corner bath.
Up on the second floor there is a double bedroom with wardrobes/storage built into the eaves, a landing/study area and an ensuite shower room. Despite having some restricted head height, these rooms are spacious with Velux roof lights creating a light and spacious feel.
The lower ground floor has an open plan kitchen/utility and double doors from the kitchen to the dining room with access to the rear garden. This helps create a larger space for entertaining or a busy family. The kitchen/utility has a 6 gas burner range cooker with electric oven and further spaces for ample appliances. There is also a boiler room with access to the rear garden which could be used as a boot room or storage cupboard.

STEP OUTSIDE The rear garden has been designed to be easily maintained whilst providing a space for children to play, adults to relax and enjoy the views, and areas to grow flowers or veg. There is a large, decked area, lawn, raised vegetable plot/flower bed and stairs around the side of the property to the driveway.
The large balcony, accessed via the lounge and stairs from the garden, sweeps around the side of the house and offers further views of the surrounding countryside.
To the front of the house there is a double garage and a block paved driveway providing parking for 2/3 cars. The garage has been split into two with one side to be used for a car or storage and the other as a gaming room with ample electrical outlets.
It’s in a cul-de-sac which has been really safe for families. The grass area opposite is a communal space and the previous owners' children would have picnics on there and play.
